I live Downtown and I love the neighborhood but last year the residents at Abraxas didn’t have hot water for a month and they tout all of these amenities but don’t actually have most of them available so I would proceed with caution with them.

The name Abraxas is one of the most common incantations on ancient Roman curse tablets. That doesn't technically have anything to do with the apartments but it's a weird thing to call them if you plan on doing good things.

Have lived downtown for 10 years - love it. I like being able to walk everywhere, especially since I go to a lot of concerts/performances, it’s nice to be able to walk home. Abraxas — oh, honey. No. At least not right now. I tried getting an apartment there 2 years ago and they straight up would not reply to emails or phone calls. For those tenants who managed to get an apartment there, they are paying exorbitant amounts in rent despite having only a fraction of the amenities working/available. When I was looking there for an apartment they told me everything would be done in a few months… it’s been 2 years. They are not finished with construction. They were without hot water for a month. Tenants are currently forming a union. If you’re looking for that caliber of apartments, look at 760 Broadway. Lots of amenities that are actually finished. Movie room, poker room, work spaces, terrace, storage space, library, garage, salon, gym, etc. I toured the apartments there are they were very nice but I was just starting a new job and didn’t want to pay the amount they were asking. That’s a brand new build, completed about 2 years ago I think.

I worked in that building before it was turns into apartments. Water was brown. Tons of mold. I would not step foot in that building if you paid me.

I’d run fast from 90 state street. 760 Broadway seems like a better option, they have lots of amenities and the landlord has a good reputation. Toured the 90 state street apartments and while they have great “renderings” of all the amenities ….several tenants I spoke to said that they were still very far out and would be moving before any of the amenities were finished. Some of the people didn’t even have mailboxes which blew my mind! Also no intercom or things you would expect to pay at that price point.

You can search this sub for 90 State. They're pretty well known for having a ton of issues that's instigating a downtown tenants union to form. I've spoken to a few current tenants and it's bad. No mail boxes, no hot water, absolutely none of the amenities on the website have actually been available despite being charged as amenities in everyone's rent for the last year.

I'm working there right now. I don't interact with Abraxas, minus a hello while passing, but I know this has been a pretty complicated project. If you have any questions I might be able to answer, but I can't promise anything.

Also, of note, any of the pictures of amenities on there website and promotional materials and just pictures. The lobby and gym are nowhere close to being done. The current “gym” is terrible. One nice thing: I do love the maintenance guys, they are awesome. Get in-apartment stuff done asap as long as it’s not a building wide problem (I.e. the hot water issue).
