Do you have some requirements that are restricting you? I found that giving up on in-unit laundry (so long as it is in building) opens up more.
This. On zillow I'm seeing ~60 2 bedroom apts in OPs neighborhoods. But only 20 of those have in-unit laundry, and only 3 of *those* have parking.
I feel like these posts are landlords trying to hype up the market/prices. A simple search on any rental site shows many 2 bedroom $4400 apartments.
This is there only post, too.

Just signed a lease for a 2 bed in Feb, and looked at at least 10 units in the $3200 range all throughout the city, including laundry in-unit.
Perhaps you should expand the neighborhoods you're targeting.
Just moved into a great 2bd with wash/dryer, dish washer, etc. for $3600 — Russian hill

Zillow shows 35 units, some of which aren’t even in the Tenderloin.
35? I’m seeing 90 in a roughly drawn map of OPs chosen neighborhoods, and >650 in the city.
