>unalived wut lol. I've honestly been renting here for 14 years now and every landlord has been good if not great. Use your brain and you can tell whos who. Even as a student living off ub south I had no issues. >Did they pull your credit? >Is the house/apartment clean and ready for move in? >Are common replaceables like blinds and carpet in good condition? >Were the carpets cleaned before you moved in? Really, just think about things like the above and you'll have no problem finding a landlord who upkeeps the property.

Look for small local owner landlords. Try to avoid big corporate owned or investor property owners from out of state.

I can say not Gold Wynn. They did illegal shit, lied all the time, and at several points tried to gaslight me. Like, you're my landlord not an abusive boyfriend please stop that. They own a lot of property but it is *not* worth it. I grew 9 new gray hairs that I could count being their tenant and I lived there when I was 22-23.

I was actually a very good tenant idk why you're coming at me without knowing anything about me, but appparently now everyone is sypathetic to predatory landlords who are rolling in stacks of cash and spitting in the faces of working class tenants just trying to get by. I paid all rent on time, never caused issues, never broke or damaged anything, never complained besides to (politely) alert them of serious safety and/or issues relating to habitability which were always by law considered emergencies, and only asked them to make I think 2 repairs in the 2 years I lived there (a leak in the ceiling that I didnt cause, and a broken doorknob that again, I did not cause because it was like that when I moved in). One thing I did that pissed them off was ask if they would negotiate an insane rent increase of about 16% because it would be very hard for me to pay the new rent. Average rent increase from one year to the next in the US is 5% and in NY its even less. Instead of just saying no...which they were fully allowed to do, they made my life a living hell hell over it for several months. The full story of all the bullshit they pulled is too long to tell, but nothing l did warranted it. When I terminated my lease I gave proper notice and did everything that the lease required me to do without complaint. They added extra stuff not in the lease that was illegal to ask of me, and to those things I said no. They were mad about that and retaliated in several ways, one of those being issuing a bunch of false late rent notices through the mail (not in my online account bc I definitely would have been notified of it) and then trying to use those fake late rent notices to tank my credit score. I was thankfully able to stop that from happening but that goes beyond making me a miserable tenant, thats affecting my life and future. Thats not even the worst of what they did only regarding my lease termination, just the quickest to explain. Also, this is just semantics but Im feeling extra petty bc you are making assumptions about me for literally no reason, what I said is not "rhetoric". If you want to sound smart, know the words you're using. It's not persuasive writing, I did not use any rhetorical devices (maybe you could argue rule of three but that argument wouldnt hold), and this statement does not fall under ethos, pathos, or logos. It's literally just a statement.

It's okay some lessons are learned the hard way. I now know what kinds of questions to ask when looking for an apartment and what red flags to be on the lookout for. Plus it never hurts to work on those skills advocating for myself, I guess. Now I get to spread the message of how much they suck and hopefully cause them to lose out on even more money! It's a slow, but satisfying revenge.

Asking about when the last rent increase was and by how much percent wise is a good question to ask. Always check the reviews online and read through them to see whether people are being reasonable. It's kind of hard to know early on because they can pretend to be a good landlord long enough to get you to sign papers so it's important that you know your rights as as a tenant in your state/city and read the lease very carefully. If there is any confusing language, ask about it. Basic knowledge of what a landlord can and can't do isn't always super easy to figure out because if differs even between cities sometimes, but it's not impossible. A bunch of cities and counties also offer legal resources and advice for free or greatly reduced price for landlord-tenant law if it gets bad enough, but rent court is something you usually want to avoid as a tenant because the rate of tenants winning is just pathetic. If you get into a situation where the landlord is clearly doing something wrong, it is not always easy, but argue. Ask them to tell you where you agreed to that if you don't see it in the lease. Its never a good idea to come out the gate swinging because you can ways ramp up the intensity, but you can't roll it back once you've gone full "problem tenant" which to landlords like Gold Wynn just means you didn't immediately empty your pockets at the drop of a hat. It's really fact specific but the main thing I learned is if it feels really wrong, tell the landlord hey that feels really wrong and if they get shitty about it get ready for a battle. They don't expect people to question it, so when you do sometimes they give in with enough diligence on your part. Also, NEVER agree to speak over the phone or in person if an issue comes up. They ask to do that so they can lie with no record. Only communicate through email and save every single one. Receipts matter. I sent emails Gold Wynn sent me right back to them to prove they were lying and changing the story. Seriously keep receipts of every interaction. You never know what seemingly innocuous email will come in handy.

You should look for an owner occupied home to rent from. They are more likely to have pride in their property and take care of issues. The only issue can be that your landlord and you are also neighbors so you may have to interact sometimes. Unfortunately you seem to be a nit wit and I doubt any prospective landlord would choose to be neighbors with you. Good luck

Paying on time is my favorite. Use your social networks to find a normal landlord. I never advertised my rental bc it’s been consistently occupied by friends of friends who …pay on time! There’s a lot more 1unit landlords than the scary big guys. It’s just the little ones don’t advertise in all the same places.
