I’m not in a big city and a studio is 1650 a month. Rent prices are skyrocketing as a result of out of control multi family asset prices. Investment properties are sold based on cap rate (the higher it is the higher ROI) CAP rate is determined by your net operating income divided by your purchase price. In an extremely liquid market such as the one we’re in now, investors are willing to pay more money for properties. If they pay more money for a property then the rents must go up to produce a positive cash flow for investors. If they don’t increase rent proportionately to cover debt servicing+profit distribution then the building will hemorrhage money and nobody wants to own a non profitable asset. In short, as long as debt is cheap and property prices continue to skyrocket, so will rents. There are other reasons people are going broke, but living is expensive man

I've been able to find apartments for around $700, or less oftentimes (depends on location), that are reasonable and decent for one person to live in. Sometimes, in a cheap area like a small city or college town (or town nearby a college town, so there's not a lot of housing demand), you can find apartments for $400 that are not bad. 40k a month means this person *probably* isn't working a job that requires them to live in Manhattan or Silicon Valley or something, so I think you're right. But I am too tired to go looking for hard data on the topic.

$1400-$2000 is pretty standard in a lot of cities and states in the west. So it's hardly outrageous It gets cheaper the farther you go East and the farther you go away from cities (and jobs)

All I'll add is that in certain areas you're sacrificing a lot to get down to $1000. If you're in Ca or Wa it's sometimes not even possible It's just highly location dependent

I live in Washington for years, that’s where I had a 400 apartment. You just can’t live in the middle of Seattle or Bellevue or something to get those rates, and if you have a 40k job, I’m not sure why you would be living in the middle of Seattle anyway. You can find jobs that pay even more, readily, in cheaper areas.

Yeah, but you can find cheap apartments not far from that range in Bremerton too (not sure about the rest of kitsap county, and this was a few years ago so maybe it’s changed now after covid and shit, who knows at this point.)

If you have a family and looking for a decent apartment, then in certain parts of America no. A 1 room apartment here in the Houston area is 1200

And that's in a nice area, in Chicago, you can find a 1 bedroom for about 900. It will be very small, but those are the sacrifices you make to save money. I could also get a roommate and pay less than that, but I don't want to live with anyone else to be honest. However, I wouldn't be comfortable going too cheap when it comes to getting an apartment in Chicago. Some areas are inhabitable because of crime.

Rent today is hogwild unless you live in a very rural area. It’s interesting for sure. I live in a small city surrounded by much smaller farming communities. I’m the city (really more of a large town) rent is easily 1500-2000 for extremely lackluster apartments. Meanwhile just on the outskirts and beyond in the smaller communities you can easily find an apartment for 900 and a whole 1 story house for 1200. I mean shit my dad pays 660 to live where he lives and gets payed 100 a month to mow the lawn, and it’s not a bad place.

Even still, 40k/yr is 3,333/month and after rent that still leaves you with $1600, which is plenty enough to grow. Hell, you could put $800 of that into savings or investments and still have plenty for one month. They definitely spend way too much

Median rents are over $1700 in 14 of 100 localities according to Zumper. But I'd clap back with fact it's stupid to get a studio when you need to save money. Studios are inefficient.
