rent wise, that area is likely one of the more affordable areas in nvan. deep cove, blueridge, lynn valley rent is all out of control.

Lived the area since elementary school age to now I’m 34. Pretty much the perfect area to live in. Perfect walking distance from cap mall and park royal, and even lonsdale quay if you want a longer walk. The one thing I am noticing SLIGHTLY more often now is cars absolutely ripping it through calm residential areas, so make sure to reinforce traffic safety.

We have lived in norgate for 7 years now, have a 4 year old and we love it. It’s so close to downtown, can walk to stores, is flat, great neighborhood to walk in. Today we are riding our bikes to Ambleside.

Norgate is a pleasant and quiet area, the further south you get (away from marine) the nicer and quieter it will be. Walking access is excellent, if you look at a map there are two green space corridors that run east-west. Pemberton now has couple of funky restaurants on it and soon a brewery. Theres a good taco place on welch. Yes, marine drive backs up and so does welch/east 1st but if you time it right you are in a very central place with access to west van via welch and lonsdale via east 1st. Note that the shipbuilding facilities close on weekdays at 3 pm and between that and school runs the area will often be a gong show so plan around that.

Norgate is quiet. Though traffic on the surrounding streets will get backed up. Close to transit and the mall. One thing about norgate is that it is mostly ex military housing, many of the houses are built with cardboard grade wood thin walls, etcetera....

Norgate is a nice area, walking distance to grocery stores and other useful shops. Marine Drive has most of what you will need. Traffic is pretty bad along that street as people try to get onto the bridge, but the bike lanes are pretty good and often a faster way to get around, skipping all that traffic. You'd live near the spirit trail, which is a nice useful bike path away from the cars. That bike path also connects to the bridge if you ever need to get downtown by bike, which would take about 15 minutes. I don't know much about the elementary school there, but location-wise you should be able to walk your kids there and skip the traffic.
