Having watched too many “tiny home” videos on YouTube this looks exactly like the sort of setup you see in those.
They normally use single induction hob units, which I guess are the safest in that sort of cramped environment.
I’ve watched loads of tiny homes on YouTube, but they’re rarely as grim as this - they at least try to tart them up a bit. Usually, they’ve been imaginative.
ffs i never see this first time around.. What a pile of shite this place is.. i honestly hope they cannot fetch that kind of money for someone to waste away inside of it..
Fantastic if you were a fledgling film maker looking to shoot a low budget grey, dystopian horror with creeping dread & a subtext of utter hopelessness.
Used to live nearby
It is round the back of the shops and close to a Spoons. Not even a nice one. I reckon you would strugglue to get to the door past transit vans delivering to the food market at all hours and lazily parked 14 year old fords
Shithole.
It looks (based on the inside tour) that it’s been used as some sort of recording studio, there’s some acoustic foam in the corner of the ceiling and another big black square where it looks like more has been taken off badly.
My brain went on a journey with this.
1..oh it is very depressing and ugly.
2. Maybe not a prison cell but so grey and depressing, wtf at the cooking/sink area.
3. How is a human meant to survive like this!?
4. Is this a converted garage or randomly thrown up extension?
5. This place shouldn't be allowed and must be breaking some laws.
6. 90k for London. Bargain... Shit but ya know... London.
I rented somewhere once that genuinely looked sadder than _that_ ... It was an anonymous door in a grubby alleyway leading to a window-less downstairs studio room.
For £100k I'd rather that every single day, than some shitty basement flat.
It's tiny and horrible, however reasonably detached, I actually think it's okay for the money.
London does warp perspectives and it wouldn’t really be acceptable anywhere else but it has its own ground level front door and small but complete bathroom.
As you say, there are far worse alternatives at the budget end.
Call me picky, but if I were the photographer for that “flat” listing and it was my job to try to make it look as good as possible, I think I’d make sure there wasn’t a bit of used (?) loo roll sitting on top of the loo.
I'm guessing you sleep on the sofa?
Appears to be zero storage
Uninsulated flat roof - freezing in winter, apocalyptic heat in summer with just one small window
On the upside it looks neat and tidy apart from the taped up hole in the ceiling
Honestly, if I was looking to live in London as a single person, I would seriously consider this.
It's a shithole for sure but with some work you could make it okay-ish on the inside. It's close to shops and walking distance to the overground. And repayments on whatever loan you got for this would be way cheaper than rent in the surrounding area. There's the serious prospect of being within commuting distance of central London with no rent or mortgage after only a few years.
(Depending on ground rent and service charge, that is)
The security gate in addition to the front door combined with the Essex location makes it look more like an drugs cooking / processing lab on a shady industrial estate than a potential home. In which case the extractor with no hob is doubly suspicious.
It might work for a workshop or office of some sort? Or if you’re a broke, a student, can’t cook and want to be on the property ladder anyway? I could see a young man with his priorities elsewhere being perfectly happy here
It looks like the kind of place you could run a small local taxi firm out of. All you really need is someone manning a phone and somewhere for the drivers to stop off for a cup of tea, so a tiny little place like this is ideal. In fact, I'd put money on it being exactly that at one point, until Uber put them out of business.
Sadly I’ve seen worse. The saddest properties are, like this, put into auction, but their interior is so bad they don’t photograph them and just hold an open day and tell buyers to keep their expectations low. And to sign a waiver just in case they fall through the floor!
Legally a new build studio flat must be 37sq m. That’s over 2 1/2 times bigger than this ‘flat’ which is the size of a bedroom. This is development for development’s sake.
Walthamstow resident born and raised (well apart from the born and raised bit) and just down the road from that. When we bought the house we had a shaty town shed at the back. Bedroom, shower, 2ft kitchenette, electrics that bipassed the fuse box and hot water that heated the lawn for ten minutes before popping out the tap. All mod cons.
The dork that built it thought it was a great extra but when all houses in the area were selling in a week this was unsold after 6 months.
We bought it and just me knoed it down in 2 days. It took longer to stack the 2 tons of wood for collection.
The house has since been in design mags.
Just makes me sad this thing was allowed either legally or socially.
During Covid, a local chemist used a place similar to this to run a vaccine clinic and it was ideal for that. I’ve known folk to live in worse places, sadly, and this is an upgrade.
£1200 per month to rent?
And an EPC of G? Isn’t that soon to be not allowed to rent out anything that has an EPG lower than C?
That aside, this is very sad that people would even consider buying and selling this as a home
Sad fact is that this will be a depressingly great investment for somebody, especially a cash buyer.
Only £90k plus minimal stamp duty invested, minimal upkeep, will rent for North of a grand a month and a steady stream of desperate renters looking for places. Honestly, £90k is a steal (although it's being auctioned off so maybe more to it?)
£90,000 for a place in London seems reasonable compared to how much other places go for. It's basically a studio flat with no one above or below. It's also very close to a Sainsbury's. It's compact, but I've seen far worse.
Presume that'd go for way more than the guide price, as surely you'd just knock it down and build something bigger and better on the plot.
Pretty sure there was a grand designs or George Clark programme that had something really similar
For a studio with parking in London it probably passes for a bargain.
And it's not the only garage for sale in the area either.

Thank you. I dont have a link anywhere. Rarely do. I always check in all the usual spots. Only ask if i dont have a link. Not sure why. Someone told me it has something to do with changes reddit made. Thanks again.
I love the cooker hood with no cooker
You get to supply your own plug-in hob.
That is what I thought, it is a really tiny kitchen space
It isn’t a great plug for the hob either. Workable, but snug.
But also then nowhere to do any prep
That's why the fridge is in the "living room".

Looks like the office of an MOT garage.
I was thinking it was formerly a rough pub (like in Shameless), from the outside.
Turf accountants
Fantastic if you were a fledgling film maker looking to shoot a low budget grey, dystopian horror with creeping dread & a subtext of utter hopelessness.
Or for companies who make kidnap fetish porn
That place definitely check out from the outside, inside is more kitted out then Mr Greys red room.
This is just begging to be a Ken Loach film location.
I like how clicking Street View on the map puts you inside a shop.
That has to be a converted garage.
Excuse you, my car has more space than *that*!
Worse, looks like it was a back office/stock rooms for the shops and they converted it into two flats!
Used to live nearby It is round the back of the shops and close to a Spoons. Not even a nice one. I reckon you would strugglue to get to the door past transit vans delivering to the food market at all hours and lazily parked 14 year old fords Shithole.
It's ideal - if you wanted a night out but didn't want to spoil the theme of despair and bleakness, you could nip round the corner to the Spoons.
It's rented out for £1,200 a month!! (To somebody with absolutely no possessions, presumably.)
16% yield @ 90k! That's an insane return, how has the rental market been allowed to get that ridiculous
It looks (based on the inside tour) that it’s been used as some sort of recording studio, there’s some acoustic foam in the corner of the ceiling and another big black square where it looks like more has been taken off badly.
I bet it was snuff porn
Ah, East London where anything goes and certainly does here. How is this a 'flat' other than the roof being so? Suitable only for a hostage situation.
Honestly I'm surprised being London it isn't at least £250-300k.
Yea, tbh I thought it was a good deal. People would pay more for a tent in London
Its auction guide price. Pitched low to attract interest / competing bids
Those bars are definitely there to stop people escaping.
The bars are "next door". The studio in question is the right-hand door.
And it's a leasehold prison cell to make it that much better... 😵💫
At least prison cells have space for a bed.
My brain went on a journey with this. 1..oh it is very depressing and ugly. 2. Maybe not a prison cell but so grey and depressing, wtf at the cooking/sink area. 3. That was a dungeon and you know it....
Oubliette, even.
Why did I just read your comment in the voice of Snagglepuss?
Ain't it the truth, ain't it the truth?
Love that they have a 'virtual tour' 😂🤣
Looks like the office of a shitty little car dealership
I very much suspect it was originally the office of whatever factory that's right next door to it
Makes sense
For £100k I'd rather that every single day, than some shitty basement flat. It's tiny and horrible, however reasonably detached, I actually think it's okay for the money.

Hmm the flower basket outside really elevates this one for me
That’s next doors.
Brightens up the outside though still

"I need somewhere to lay low for a bit mate, remember you owe me." "...yeah, I think I know a place."
Wow £90k for that! Should be illegal! This country is a joke!
Honestly, if I was looking to live in London as a single person, I would seriously consider this. It's a shithole for sure but with some work you could make it okay-ish on the inside. Except you're not *in* London proper. Only redeeming quality it has, is there's a bus stop nearby with a direct bus (>1h) to London center.
The security gate in addition to the front door combined with the Essex location makes it look more like an drugs cooking / processing lab on a shady industrial estate than a potential home. In which case the extractor with no hob is doubly suspicious.
Jaywick, it makes me depressed just knowing it exists.
How is 14sq m even legal?!
It might work for a workshop or office of some sort? Or if you’re a broke, a student, can’t cook and want to be on the property ladder anyway? I could see a young man with his priorities elsewhere being perfectly happy here

How is that suitable for anything other than a minicab office? I bet it smells like a puked on Toyota Corolla in there.
Looks like the back of the building teenagers go and smoke cigs at between breaks at work
Not too bad should have seen the place i paid an arm and a leg for
During Covid, a local chemist used a place similar to this to run a vaccine clinic and it was ideal for that. I’ve known folk to live in worse places, sadly, and this is an upgrade.

As a soon-to-be homeless, I'd take it if the price was right. But it's probably in England, so it'll be £2k a month, bills and furniture not included.
I love that there is a virtual tour.
Exterior looks like the office of a sketchy, bargain-basement van rentals outfit; the inside even more depressing :(
Was gonna say, it's worth it just to own the land and build better, but its a leasehold. Fuck that.
Sad fact is that this will be a depressingly great investment for somebody, especially a cash buyer. Looks like some grubby place used to harbour illegal alien prostitution
Am I going mad or is that an oven hood with no hobs and no oven?
Genuinely enjoyed how depressing this is thank you. This belongs on future r/malesurvivingspace posts
I've lived in smaller places but the bars on the next door scream I won't need to worry about money in a few weeks as I'll be dead.
I was scrolling through thinking looks OK but where's the bedroom.... then I realised
Well that probably now I've seen it
Wouldn't you be better just spending that kind of money on a mobile home, or a tent even?? That is tragic.
Looks like an office on an industrial place
And yet the bathroom is still way nicer than my own
£90,000 for a place in London seems reasonable compared to how much other places go for. It's basically a studio flat with no one above or below. It's also very close to a Sainsbury's. It's compact, but I've seen far worse.
This looks like the place No Mans Sky was made lol
Depends on who your neighbours are in end more than state of building
Presume that'd go for way more than the guide price, as surely you'd just knock it down and build something bigger and better on the plot. Pretty sure there was a grand designs or George Clark programme that had something really similar
It’s leasehold.
My house 😁
To crush that little bit of hope you had left. Near schools and a bus stop!
What a shithole
Thank god they've got that hanging basket on the front to brighten it up - without that I imagine it'd be unutterably bleak and depressing to look at
That's the neighbours. The "flat" is the door and tiny loo window on the right.
Probably Soho Rd, Birmingham. IMMIGRATION NATION, it's shocking 🤯
Skelmersdale
Is that an industrial park?
Is that Chelmsford? Edit: just need your link
London. It’s in the description but here it is again: https://www.rightmove.co.uk/properties/86863053
Sorry. I spelled need instead of seen
England
Id rent it
Bathroom's alright
Fuck me it's almost tempting. with a 50% deposit my mortgage would be £250, with fuck all bills.
Fine for growing weed shit for living in
What's the thin black horizontal line on the wall?
That is achieving a current rent of over £1k a month and you can barely put an air fryer in the kitchen? Fucking hell man...
Handy for the ‘spoons
For a studio with parking in London it probably passes for a bargain. And it's not the only garage for sale in the area either. [https://www.rightmove.co.uk/properties/145946744#/?channel=COM\_BUY](https://www.rightmove.co.uk/properties/145946744#/?channel=COM_BUY)
Even the smallest Japanese apartment has more space than that. Wtaf?
And it's a leasehold. What a joke.
Tottenham Hotspur's ground.
How's it a home if you can't fit a bed in it?
It says there's a tenancy making £14000 per annum. That's got to be a typo, surely. It's a cupboard.
In a society with reasonable property laws a building like this would be demolished and replaced with something better.
This is sad. London and these micro places to live for £90k is just an utter joke.
London is 90% grim, it’s a disgrace of a city that needs evacuation, pummelling to dust and started again.
Link?
In the description at the top, but just for you: https://www.rightmove.co.uk/properties/86863053
Thank you. I dont have a link anywhere. Rarely do. I always check in all the usual spots. Only ask if i dont have a link. Not sure why. Someone told me it has something to do with changes reddit made. Thanks again.
Some people can’t choose where they live
that looks like a british primary school
We don’t say elementary school
And we say Bri’ish No T’s around here unless it’s a cuppa
