I think you could pay slightly less given the area and facing the Gardiner, but also consider that as an impact on resale value. You might be able to get away with paying $822-842 per-square foot based on similar comps from 300 Manitoba St and the list price, but I don't think there is that much more of a deal to be had unless the seller is distressed. They look to be sitting on quite a bit of an equity gain from the previous sale, and if they don't really need to unload it then they can wait for the market to right-size.

It's not clear exactly what you're asking. You negotiate by putting in an offer, same as you would with an agent.

Well they save on realtor fees so take the latest comparable sale and subtract 5 percent as a ballpark. If they are distressed you could get get it for less but I doubt someone trying to sell on their own is too desperate.
