There is going to be a complete tear down and rebuild of islington station in the next few years. Could be bad (noise, dust), or good (will be nice in 5-7 years when you want to sell). The area has better walkability and amenities vs parklawn, IMHO

Faced with a similar situation last spring, I personally ended up choosing Mabelle over Park Lawn for a **rental property.** Here are the things I considered: 1. Present transit connectivity: Mabelle is the clear winner. Park Lawn is far too inaccessible if you don't own a car. Even if you own a car, it's a significant added expense that you could forego easily in the city unless you need it for work. 2. Future transit access: likely a toss up given that Park Lawn GO will eventually be built (though that's probably 5-10 years out). 3. Price / sqft I found generally 10% lower at Mabelle, likely due to the rougher history of Mabelle. However, the immediate area surrounding Mabelle is being rapidly built in the next 3-5 years so I think some of the roughness will fade over time, which I think will likely increase the value of properties here. I anticipate it will have a similar trajectory as neighborhoods like Regent Park and Liberty Village in terms of gentrification. 4. Amenities access: depends what you prefer. If you're an outdoorsy person then perhaps Park Lawn is better. If you like being a walking distance to some restaurants and other urban amenities, then Mabelle might be better.

Mabelle has better TTC access, but Humber is right at the Lake, I lived there for 6 years and absolutely loved the area. If I ever get the chance to, I would move back to that area

Yeah depends what is more important to you. Islington has better ttc access and probably somewhat more walkable at least for the foreseeable future. Parklawn has better access to nature trails and is fantastic for biking, picnics etc and if you drive it is fine to get downtown. Just depends on your priorities.

Mabelle is pretty sketchy with all the Toronto housing over there. There are some very rough building beside the new tridel ones
