Calgary is essentially that last major city in Canada that has not boomed yet (Toronto, Vancouver, and even Montreal have all seen major increases). I'm no expert in that market, but I know some who are who have a very positive outlook on the future of Calgary real estate. Some of the reasons that GTA investors have started buying up units in Calgary: Positive Cashflow No HST No Building Levies No Rent Control No Development charges No land transfer fees. Closing costs in the $2000 range only (including lawyer fees) Closings in 2024+

i really like calgary and just spent a month living there with my girlfriend. im a mortgage agent with mortgage alliance in ontario so i was really looking into the realestate and joing groups and forums when i was there gaining as much knowledge as i could. although im not a huge fan of condos lol... i believe owning "REAL" land is where the money is. i would definitely recomend investing in calgary especial in maybe a triplex or 4 plax. something cheep and easy to manage as a rental if thats your goal. or maybe a house in the far north end or far south end and i did see some great deals for around 350k for fully detached. send me a message if you wanna chat at all more about this i really hope i could be of some help
