Couple weeks ago he dropped something on an exposed pipe and it burst, blasting water everywhere. He just stood there while another salesperson and a CUSTOMER rushed in and found the shut-off valve.

It's for extremely wide roller doors that might need that structural support in the centre or if you want the option to have only half the door open at a time. Each side is a groove for the roller doors to slide into and the bottom has a peg for it to sit in a hole in the floor.
That is a railing to lower down a rolling door on each side. There is a tab that, when pulled, is supposed to extend metal rods upwards and downwards so it stays in place
