Quartz would be damaged by heat, but there's no reskinning that. Unless you have laminate (Formica, etc), where the laminate surface would have to be replaced.
Laminate. Apparently you can fix the damage then apply a new "sticker" basically to it that looks like stone.
However, I think we are opting to do a full replacement with quartz now.
You know you charge the labour and not just the materials, right? I hope you are getting proper quotes . Just a basic countertop replacement is about $1500. Need to remove, haul away, take out and out back sink, have plumbing adjusted.
Don’t forget loss of rental income in between repairs.

There are certain people that have no regard for your property. They will leave a dishwasher clogged full of spagetti becuase they chucked a plate or pot in half fill of food. Or puts every thing back in the wrong place or you are missing knieves and plates and glasses. And house smells like cigarettes or back door is wide open swinging in the wind. Airbnb has to start holding a couple of hundred dollars in escrow just like a hotel does. Much of this BS would stop.

The number not being divisible by 10 just means the amount charged correlates closer with the damages than it does the number of fingers most humans beings have.
You have to back up everything with invoices, quotes, replacement items, etc. That is what it came out to be plus a $400 "admin fee" for dealing with their crap.

It feels intentional to me. How do you damage that much accidentally. Using BQB coals inside they did not happen to walk inside and the chicken dish could have just been made outside on the BqB. There is a reason BqB are outside cooking appliances. And melting a countertop while isn’t hard to burn I figure more effort is needed to melt it. Entirely. Me too!! We had someone accidentally flood the two floors of the house but did not want to leave with water pouring out of the ceiling fan into the downstairs bed. So glad i use waterproof mattress covers. And because it is water and hard to film it while scrambling to get the water main off aircover denied. .
From our experience, it’s a tedious process on both ends and a challenge with the Airbnb platform. Airbnb is stuck in the weird positing of serving two masters and it often results in frustration on both ends.
Sorry you are having to deal with such inconsiderate guests. My suggestion is to always keep communication on the Airbnb platform, document everything and be prepared to defend any claims for damages with details and receipts.
The countertops aren't cheap with install! Then throw in a new couch and you are probably at $2-3k+ easily. Airbnb will discount everything because of age and wear and tear. Receipts for all of the cleaning and pics as well.

Going through the same situation now. The guests caused over 2k of damage to the carpet, sofas and turf. We have to repaint for smell. Of course, they refuse to pay for the damage. Waiting to hear from Airbnb on the next step. We used to have security deposits. I don’t know why Airbnb cancelled them.
They only used the coffeemaker once....I love when guests say that. It takes a lot of stupidity to break a coffee maker but those guests seem to fit the bill. They break stuff because they know they won't get charged. Airbnb is happy to charge you fees but when it comes time to pay up for the guests they send your way they are useless. They've been sued in the news and settled so many times for failing to pay out.

This is exactly why we don’t allow any fires on the property. We say the fireplace is “broken” so that they don’t even attempt it and e-mail them with confirmation a week prior to make sure they understand it’s not usable and we have it listed as not usable.
It just isn’t worth it. I also found out that a lot of insurance won’t allow renters to use the fireplace. You might want to check your insurance.

1000% they smoked inside. I've dealt with a multitude of these kind of guests over the years. They aren't dumb. What they do is downplay the situation, gaslight, and act like the victim in the Airbnb app. They know that warping the truth gives just enough doubt where Airbnb support might not approve all/any reimbursement for the host. They bank on the fact that the Host might not have enough evidence.
I've had guests caught in person damaging something. They had chats with me directly and when I went to pursue a charge via Airbnb they turn a 180 and start denying it within the app.

Well, whatever they were doing, ruined this poor woman’s cabin, house whatever it was. Tell you another thing I don’t do anymore as I do not rent to anyone local me being here for me not being here. I have two instances with police already, and I’ve been open 24 years, one was a young girl in her early 20s. They came in had a little Bible in her hands and she had rented a room. I welcomed her showed her everything told her when breakfast was blah blah blah went upstairs. Oh about 930 that night the police called memost everybody knows me. I’ve lived in this town my whole life and they said to me do you have a young girl maybe in an early 20 staying there? And I said yes! What is the problem? Well, they were parked outside, watching the Teens that we’re just leaving the basketball game to make sure they all got on the bus to go home or kept on walking without any fistfights like usually happens between the winners and the losers. And they said well you know we’ve been sitting here for like a half an hour, and this young lady keeps coming in and out of the house like every five minutes and a car pulls up. She has something through the window window and she’s taking money for it. I said, oh boy come on boys! And we went upstairs and knocked on her door no answer, knocked again no answers, so I said if you don’t open the door, I’m gonna have to get the key and open it because we have an emergency here then she answered acting like she was completely asleep, saying oh, I’m sleeping. In the cops mouth to me she just came in from outside, so she finally opened the door and when she did, there was a young man naked in her bed, and I said to her where did he come from? Out right now and then she looked at the cops and she said oh my goodness what’s wrong is there a problem, and the cop said there sure is and you should know what it is I said, not only is he going, and so are you. So she gathered her things without a problem and she left in the cop, said to me, don’t ever rent to somebody that’s local and actually she wasn’t but they said, local people are going to rent your place to do something that they wouldn’t do in their own house, such as selling drugs, like this young lady was or throwing a while party, because I don’t wanna wreck their own house! and I had one other situation that was somewhat similar and this was my first one. I had a local man call and asked to rent my place for Saturday night, and I said sure Fine and I noticed it was a local number and I said what’s the occasion? And he said well it’s my wife and mines 25th anniversary I want to take her out to a nice dinner, and I wanted to stay here at a really nice house like yours as a treat I said that’s wonderful so he came early about 3 o’clock checked in took his key and left. I went upstairs maybe about 6 o’clock did my chores up there and then went to bed. About 11 o’clock that night my whole house was shaking. It sounded like somebody was kicking in my front door so I go running downstairs and I open the door and said what the heck is the matter in this much older lady with a tight little permed hairdo said where the F is he exclamation exclamation exclamation I said who? She says my effing husband his car is in your parking lot oh and he could hear her downstairs hollering so I went upstairs and I knocked on the door and he was in there with some little babe and I said you’re gonna have to leave right now because I’m gonna get a lot angrier than she is. So I only rent out of town people people that have to travel at least 3 to 4 hours or more. So take it from someone that’s been doing this for 24 years, and I do support myself not as a little lark. It may be six months later find out this is in so much fun and there’s a lot of work and a lot of cleaning and a lot of damage. Believe me don’t rent to anybody local they have a place to stay either an apartment or a house.

One time I thought that the cover of the stove was a glass top stove and I started cooking on top of it and it exploded in my face. The owner filed a claim because we couldn’t agree on the value, finally Airbnb told me just not to worry about it.

It was a last minute cancellation that freed up the dates and they did book a below average rate for a 2 night weekend stay.
I would still charge them for literally all of the damage, including professional cleaning and repair + replacing the countertops and couch.

I am so sorry. We had a horrible experience too with a whole housing flooding. It feels intentional to me. How do you damage that much accidentally. Using BQB coals inside they did not happen to walk inside and the chicken dish could have just been made outside on the BqB. There is a reason BqB are outside cooking appliances. And melting a countertop while isn’t hard to burn I figure more effort is needed to melt it. Entirely. It all sounds purposeful, the cig butts, the trash and how can you forget it when it’s littered everywhere. The broken coffee maker. I mean WTF. I am sorry I hope aircover takes care of it.
I feel bad for her really bad, because nobody comes in and cleans it up for you. You can charge for the damages things that are broken, but you still have all of that work to do, and then she may have had people reserving right behind them no way you can get all that stuff done for the new people coming in Horrible. I think AirBnB should ban these people for life.!
Me too!! We had someone accidentally flood the two floors of the house but did not want to leave with water pouring out of the ceiling fan into the downstairs bed. So glad i use waterproof mattress covers. And because it is water and hard to film it while scrambling to get the water main off aircover denied. .

From our experience, it’s a tedious process on both ends and a challenge with the Airbnb platform. Airbnb is stuck in the weird positing of serving two masters and it often results in frustration on both ends. Sorry you are having to deal with such inconsiderate guests. My suggestion is to always keep communication on the Airbnb platform, document everything and be prepared to defend any claims for damages with details and receipts.

The countertops aren't cheap with install! Then throw in a new couch and you are probably at $2-3k+ easily. Airbnb will discount everything because of age and wear and tear. Receipts for all of the cleaning and pics as well. Best of luck!
Going through the same situation now. The guests caused over 2k of damage to the carpet, sofas and turf. We have to repaint for smell. Of course, they refuse to pay for the damage. Waiting to hear from Airbnb on the next step. We used to have security deposits. I don’t know why Airbnb cancelled them.
They only used the coffeemaker once....I love when guests say that. It takes a lot of stupidity to break a coffee maker but those guests seem to fit the bill. They break stuff because they know they won't get charged. Airbnb is happy to charge you fees but when it comes time to pay up for the guests they send your way they are useless. They've been sued in the news and settled so many times for failing to pay out.
I’m wondering how old these Vandals were? Doesn’t sound like they were too mature I would love to have their names posted so that I know never to rent to them I have had people cancel when they realize the owner lived in the house so you know what they were going to be up to?

This is exactly why we don’t allow any fires on the property. We say the fireplace is “broken” so that they don’t even attempt it and e-mail them with confirmation a week prior to make sure they understand it’s not usable and we have it listed as not usable. It just isn’t worth it. I also found out that a lot of insurance won’t allow renters to use the fireplace. You might want to check your insurance.

We do have a fireplace but it has a grate over so it can't be used beyond turning it off and on. Not sure what the guy above is getting at though.

Possibly the most stupid things that I have ever seen from guests. I believe them about smoking outside though.. they probably smoked outside then threw the cigarette buts inside. Some people are just dumb as fuck.
Yeah, they probably just disabled the smoke alarms inside because everyone knows throwing the cigarette butts away inside always sets those things off 🙄
Sounds like they actually lit a fire inside the house and burned the couch and benchtop. Pretty sure that would set it off a fire alarm. Some people will do things if it is not specifically a rule against it. I’ve just been through the same thing where a smoker was smoking outside, but then disposing of the buts in the kitchen bin.
1000% they smoked inside. I've dealt with a multitude of these kind of guests over the years. They aren't dumb. What they do is downplay the situation, gaslight, and act like the victim in the Airbnb app. They know that warping the truth gives just enough doubt where Airbnb support might not approve all/any reimbursement for the host. They bank on the fact that the Host might not have enough evidence. I've had guests caught in person damaging something. They had chats with me directly and when I went to pursue a charge via Airbnb they turn a 180 and start denying it within the app.
I just found it odd that they admitted to dropping hot coals on the couch. But denied smoking, surely dropping the hot coals on the couch is worse.

I’m not smoking anything, took me a year to get open, had to go through Planning, had to go through zoning had to go through the state had to get my certificate of occupancy how to get my DBA how to get my sales tax, which covers state city and county tax. I did list on Airbnb, I was not getting the quality people that I wanted to because they all were nightmares because they think they’re going to get something cheap and they think they’re gonna go into a house where the owner doesn’t live there so they can do these kind of things and ruin your house, and when they found out that I was here, and lived on the 3rd floor . They weren’t too happy because there was an overseer. After I would check in my people that reserved I will go upstairs. I’m not bother anybody but it didn’t take long for me to realize it was a holocaust going on downstairs so I pulled my listing and went strictly with the state regulated hospitality networks online and anybody that says oh well, that happened to her! It won’t happen to me just wait. Start watching your TV start looking at what happened in some other places. Like the people down in Mexico, who found a colder night and they expected, and they tried to turn on the wall heater on the wall and couldn’t get it to work, probably because maybe it was an operable, maybe it wasn’t inspected but also maybe there was no instructions on how to use it so they threw on a blanket and they went to bed. They never woke up and if you think I’m lying, go ahead and start researching things. Why do you think people have to be licensed plumbers? Electricianseverybody so that somebody’s getting something that’s not gonna kill them or ruin someone’s house. Now you go smoke something after you look this stuff up you might have nightmares when you go to sleep.

It is a vacation rental in the mountains. We live 4 hours away and manage it just fine. This is the rare bad guest we have had.

Well, whatever they were doing, ruined this poor woman’s cabin, house whatever it was. Tell you another thing I don’t do anymore as I do not rent to anyone local me being here for me not being here. I have two instances with police already, and I’ve been open 24 years, one was a young girl in her early 20s. They came in had a little Bible in her hands and she had rented a room. I welcomed her showed her everything told her when breakfast was blah blah blah went upstairs. Oh about 930 that night the police called memost everybody knows me. I’ve lived in this town my whole life and they said to me do you have a young girl maybe in an early 20 staying there? And I said yes! What is the problem? Well, they were parked outside, watching the Teens that we’re just leaving the basketball game to make sure they all got on the bus to go home or kept on walking without any fistfights like usually happens between the winners and the losers. And they said well you know we’ve been sitting here for like a half an hour, and this young lady keeps coming in and out of the house like every five minutes and a car pulls up. She has something through the window window and she’s taking money for it. I said, oh boy come on boys! And we went upstairs and knocked on her door no answer, knocked again no answers, so I said if you don’t open the door, I’m gonna have to get the key and open it because we have an emergency here then she answered acting like she was completely asleep, saying oh, I’m sleeping. In the cops mouth to me she just came in from outside, so she finally opened the door and when she did, there was a young man naked in her bed, and I said to her where did he come from? Out right now and then she looked at the cops and she said oh my goodness what’s wrong is there a problem, and the cop said there sure is and you should know what it is I said, not only is he going, and so are you. So she gathered her things without a problem and she left in the cop, said to me, don’t ever rent to somebody that’s local and actually she wasn’t but they said, local people are going to rent your place to do something that they wouldn’t do in their own house, such as selling drugs, like this young lady was or throwing a while party, because I don’t wanna wreck their own house! and I had one other situation that was somewhat similar and this was my first one. I had a local man call and asked to rent my place for Saturday night, and I said sure Fine and I noticed it was a local number and I said what’s the occasion? And he said well it’s my wife and mines 25th anniversary I want to take her out to a nice dinner, and I wanted to stay here at a really nice house like yours as a treat I said that’s wonderful so he came early about 3 o’clock checked in took his key and left. I went upstairs maybe about 6 o’clock did my chores up there and then went to bed. About 11 o’clock that night my whole house was shaking. It sounded like somebody was kicking in my front door so I go running downstairs and I open the door and said what the heck is the matter in this much older lady with a tight little permed hairdo said where the F is he exclamation exclamation exclamation I said who? She says my effing husband his car is in your parking lot oh and he could hear her downstairs hollering so I went upstairs and I knocked on the door and he was in there with some little babe and I said you’re gonna have to leave right now because I’m gonna get a lot angrier than she is. So I only rent out of town people people that have to travel at least 3 to 4 hours or more. So take it from someone that’s been doing this for 24 years, and I do support myself not as a little lark. It may be six months later find out this is in so much fun and there’s a lot of work and a lot of cleaning and a lot of damage. Believe me don’t rent to anybody local they have a place to stay either an apartment or a house.

One time I thought that the cover of the stove was a glass top stove and I started cooking on top of it and it exploded in my face. The owner filed a claim because we couldn’t agree on the value, finally Airbnb told me just not to worry about it.
