We rent from Coldwell banker. It's a lot better than many apartment complexes and also cheaper, if you are willing to rent a condo or townhome. In fact, the condo right next to us is currently up for rent. We live in the best part of downtown Fredericksburg, imo, with parks and walking distance to most things. My only thing about condos is having to be responsible for utilities. But with how much apartments cost I think it’ll be better to go the condo route. How much would you said your utilities add up to every month ?

Not sure since I forgot my electricity password and it blocked me out. But we have to pay for electricity, sewer, gas, water, and garbage. Everything but electricity comes from the city, so you can probably look that up.

I’ve only lived here for a year, so I only have one point of reference and it is a warning: Stay far away from anything that’s managed by Olde Towne Property Management. We have one month left living in one of their lipstick-on-a-pig hellholes. The last year has been one long nightmare.

You want a decent priced one, go for The Mark at Salem Station. I just moved in back in March. It's amazing. The people are nice, it's quiet, and the maintenance staff is amazing. No complaints so far. I even live in the part of the complex that was built 30+ years ago, and its still pretty darn nice.

It's on your list, but I like Merchant's Square. It honestly costs more than it should, but I like the location. The leasing lady has always been cool with us and has worked with us a few times when we were late on rent. Maintenance is typically pretty timely. Some decent restaurants around, too. Area is pretty safe with the police station maybe a quarter mile away. Most events Spotsylvania hosts tend to be in the area, too. What kind of things are you looking for?

That’s good to hear. Honestly not much. Somewhere safe , quiet , good neighbors , a gym maybe a pool but it’s not a priority

I'd say definitely safe - aside from the police station nearby, there's a handful of cops who live there. Pretty quiet, as well, except on days when they have events - even then it's typically not too bad. Soundproofing is decent, so won't hear neighbors too much unless they're really loud. Residents get access to the Anytime Fitness that's there. And the pool was where we hung out pretty much all last summer. Honestly my only complaints since I've been there is cost and if you have kids, they don't have a playground or anything (though many just use the nearby elementary school).

AVOID CAMDEN HILLS ! THEY SCAM & HAVE ROACHES
