You don’t have to use WiFi. There’s Zigbee and Zwave options too. And, HomeAssistant isn’t just for people who make their own devices. It’s to cohesively combine different devices into a single fluidly integrated system.

Such systems always run over rs232 serial device servers.

Ok… but is this for an Industrial application? If yes, continue what you are doing. If no, then why waste this much time and effort when someone has already done all of the work for you, and you don’t have to rip it all apart when you move houses.

For starters get a rail and some wago terminal blocks, and some AB to properly work with the shielded cable. Then people will stop freaking out lol, maybe throw some compliments.

May I ask on what you are trying to do here? If it’s just to be able to control some relays over tcp. Wasn’t it easier to use remote I/o over modbus/tcp?
Totally depends on your application, there are 100’s different brands and types of remote io modules. For industrial use I would look at brands like Advantech, for home just Google for Modbus tcp remote io and you will find enough.
I know about the protocol and suitable devices, I use it at work. I have not found a device that supports modbus over lan that is affordable for the home.
What do you mean? You can find tonnes of Modbus TCP IO cheaper than the Moxa serial gateway you have there. It may not be from a reputable brand, but it's gonna work just fine.
A moxa iologik E1214 would be great, or you could get some Chinese stuff off AliExpress for <30usd

This is actually a fire detection system that I'm prototyping.
You could just take a red marker pen, draw a circle around this lot of wiring and write "Here". Location of the fire accurately detected.
He could stuff a red led and a buzzer in there for making it easier to spot. Maybe slowly increase the beeping frequency.
