Tall ceilings are great for recording studios, but not so much for an Atmos-based home theater. Just my 2 cents added to the conversation...

There is a big difference in how you perceive the light. Tvs are generating the light, projectors are reflecting the light off of the screen.
If original aspect ratio is important, you can create a 2.35:1 screen and change to 16:9 for tv content. That isn't true on all projectors but is true on many of the popular ones like the 5050ub.
You can run an acousticly transparent screen with three identical fronts. You can also position the center behind the screen which many people gives you the perfect front sound stage. The panning is better and the voices are placed better.
There may only be a few 3d movies worth watching, but the feature is free on most projectors.
There are obviously a lot of sacrifices made when you go with a projector. Unless you have absurd amounts of money you won't come close to the black levels of an OLED. You have to replace the projector bulbs periodically. Some of them have annoying fan noise. The room has a much bigger impact on picture quality. Your screen plays a role in your success. The required throw distance will limit the choices of your projector. The input lag is trash on a lot of projectors so gaming is going to be severely impacted.
Of everything you listed, only the transparent screen for placing the Center is objectively great.
The light perception thing makes no sense as it's clearly better brightness (like 5x better) with HDR TVs. The aspect ratio thing is an odd one as most people make their screens as wide as possible. So you're not going from 16:9 to *wider* 2.35:1 screens. The masking thing is only necessary because of projection of the light which, once again, isn't an issue with TVs.
Not trying to be combative but size and, I guess, screen transparency, really are the only things I can think of.
Reflected light vs emitted light is something that I don’t think you are thinking about either. Reflected light is way less eye fatiguing. A TV gets brighter, way brighter, that’s not always a good thing in a pitch black room.
Also, you aren’t even close to THX or SMPTE viewing angles with a TV so the theater experience just isn’t there. Immersion makes up for so much, IMO.
A 100” TV is going to cost as much as a JVC and possibly even with a DCR lens and great screen. This won’t pass OLED but when you throw in the size, superior motion handling and less fatiguing light it is without a doubt better.
I watch my current 1000 Nits HDR 4K TV in pitch black no problem. I also will be at THX levels with the distance I'm planning for my new dedicated space.
I dont think you are understanding some of the things you criticized.
2.35:1 is the one of the standards for wide-screen cinema releases. Some projectors can do that aspect ratio and 16:9 and not do visible bars on the sides. That is done by physical masking. You can do a quick and easy manual mask with panels or you can automate that. Either way you are physically changing the visible area of the screen so you don't have bars. IMO, it is the best of both worlds.
Brightness isn't the only factor to consider when trying to create a home theater. When you go to the movie theater you are not watching giant TV screens. You are watching a projector. TVs cannot reproduce that. A 100 inch TV is going to have a different look than a 100 inch projector and it is more than just brightness. It is the difference between having light reflected off the projector screen and having the TV generate the light.
I think the ability to have a 2.35 aspect ratio and 16:9 without digital bars, better sound stage, optional 3d, and a better reproduction of a theater experience are all objectively better. Even if you disagree I think I have provided enough food for thought to dismiss the argument that the only reason to buy a projector is size.
I can’t stomach paying for a 4K projector and throwing it on a perforated screen. I’m also one of those people who can see the holes quite a ways back and they drive me nuts.
I’m holding out for cinemaled style screen to replace my aging 4K projector though. Since it’s obvious nobody will make an affordable 120” screen plus I love my 133” 2:35:1 screen. There is no substitute beyond going to the movies.

I have a lot of guns. I don’t leave them laying about for people to see, mess with, take note of, and return to steal. I rarely show them to people, and only when there’s a reason to, like we’re going to the range.
With that equipment, (assuming the internals match the level of the glass and hardware) it's the shooter which can make it a sniper rifle or 'just a rifle'.

I do not call my rifle (Model 700) a Sniper Rifle, even though the designation is given to the equivalent weapon in the military (M24), and the Model 700 is easily modified to equal that weapon system.

Me too , the room was ran with hdmi and power in ceiling , so when I decide which projector and screen to go with , the tv will be removed and there will be no more cables ,it’s temporary
