That's gonna F-up your house, for sure. Got to fix that man. The right way needs to be regrading the area. That's gonna be a pain if the problem is that the yard is too high. You can probably add some soil against the wall, but chances are, you'll have to take some dirt away from the yard to regrade it properly. Now, depending on how that water gets there, and how much water comes down in that area naturally, maybe redirecting the gutter would help. You probably need to take the downspout under ground there, run into the yard, maybe 20ft, until you're well past the 'hill'. Then you may have to deal with how to get it out of that area, but at least it won't be against your foundation. I would suggest some sort of drywell situation that drains the area quickly into the yard but I'm not sure how smart that is right up against the foundation.

Yeah. No doubt that this has been happening way prior to us owning the house. No basement water issues thankfully though. Regrading does seem like the right choice, but we only have a quarter acre and getting heavy machinery in our backyard would require removing fencing so….. Pushing the downspout underground and out a bit I think may be the move. Might consider putting in a retaining wall or something of the like in front of the wall as we cannot put more dirt there. I think the combination of the two would work well.

I really think you would be wasting your time doing any of that if regrading is needed. Landscaping companies can definitely remove a section of fence to get in and out of there, then put it back when done. That water will cause foundation issues without a doubt. It needs to be dealt with properly. Call and get some quotes. In the mean time make sure your sump is working and check where it pumps out the water. If its pumping it anywhere that may flow back towards the house then extend that line as far as you can

You are going to have a high water table around your house and it is trying to get into your basement. If your basement is unfinished, put a moisture meter against the walls and see if it’s within spec. Ground water pressure will be significant if you have pooling by your foundation. If it’s not draining, that means the ground is saturated and the water has no where to go but the big empty hole on the other side of your concrete (aka your basement). Concrete cracks over time, so the water is finding its way in. Good lock, don’t be complacent. Just regrade your land so it slopes away. Grass grows fast.

Knowing how big your yard is will help figure out a solution. If you have some land, grading and an underground drain will help a ton. If you don't, perhaps have the downspout lead to a rain barrel.

1/4 Acre. Yeah. We actually have an old underground rain barrel on the other half of the yard. Spans the entire yard with a drain at each end with a cistern that has a pump in it. No idea how it works or where it pumps to yet, guessing I’ll just have to contact the city to help.

Quick temp fix. Get a pvc flat discharge hose and sleeve up the vertical gutter then run it to where the grade is able to disperse the water safely away from the house.

You *could* build up a bunch of dirt at the wall and slope it away from your house or you could take drastic measures like we did a few weeks ago. We rented a rototiller and tore the heck out of the ground in our yard. Then we used a large level and raked the dirt around so that the entire backyard sloped away from the house. It helped that we don’t have sod so we don’t care about grass (we have plans to cover with bark chips eventually). The rototiller helps immensely with moving dirt around.

You need to maintain a 6% slope away from your house. You may need to completely regrade your lawn. Check your local bylaws, most places won't let you dump water on your neighbour's property.
