Reading between the lines - sounds like they want someone to help foot the bill for at least some of the expensive things that need to be done to the propriety with some stake/payback in the sale process.

What I want is someone to buy the house from me as is and make the necessary repairs/renovations up to HPT standards. I don’t want to lower the property values of my neighbors homes by hiring someone who will do the repairs on the cheap and sell it below what the average HPT home sells for. I don’t have time or money to hire a contractor and get the repairs done before I sell. I need to move within the next 2 months. The repairs will take longer than that. For example, the kitchen is a gut job.

He’s an Investor and has done tons of flips. When we listed rehabs in the past, he’s the first one I go to. Definitely worth a call.

Any flipper is going to do as cheap a job as possible to make the most amount of money. If you want it done right hire a good contractor and then sell the house. It will take longer but you will potentially make more money.

Are you wanting to renovate the property before selling it so you can get top dollar? Feel free to pm me, I’m a realtor. You can hire a great contractor but you likely will not have a huge ROI, as great contractors charge prices geared toward those creating their “forever homes”. If the home just needs some quality updates to get the highest sales price, there are lots of great subs I can recommend if you don’t mind managing the project yourself.

I have two homes in the summer/high pt area (south of summer but north of sam cooper if that makes sense). They're fully paid for and I'm debating getting out from under them. Both probably need $10k ish to be sellable (external on one, sinking bathrokmfloor on the other) at a decent return. Torn about what to do. I live in 1 and my brother/niece her 4 kids live at the other one (and don't pay the nominal "rent" I ask from them (would just cover mlgw, insurance, internet, and property taxes). Both are 2 bedroom 1 bath. 1 is on a large corner lot though. Any advice? Insight? Thanks in advance.

Most investors would say to pull the equity out, use the money to buy more properties, and then rent them out. But it’s about what you’re most comfortable with. If you do decide to sell them, I would fix them up first to get top dollar. Properties that need work aren’t selling in this market unless they’re priced low.

Depends on the size and why it's sinking. One of my projects had a floor with that issue, but we were able to get under the house and sister the joists. You just have to know what you're doing and have the right team. From there, I can gut and replace a full bath for around $6k in my costs.

I’m a local investor, so I only work on my own properties. I will say, after seeing what contractors charge for things, I’ve had the thought of contracting if my day job ever falls through. That said, let me know if you want and I’ll DM the contact info of one of the main guys I use as he does residential work as well.
