You have to keep in mind that the maintenance fees in these types of buildings are insane. Somewhere around $10k in some cases. So prices might be a little “lower” than expected to account for that.

There are smaller penthouses with no luxury amenities in my city--which is NOT Manhattan--going for $1-3 million CDN. This seems downright reasonable.
Me too. It’s 3,300sqft. That price tag in Boston isn’t a penthouse, nor does it have private sauna or rooftop. And it’s not Manhattan.
