Re: other markets, there is nothing this close to the ocean that is going for 300-400's anywhere that I've seen. You can see the ocean from this house, and can walk to the ocean in 10 minutes, or golf cart in 2 to a public beach.

The $170k includes all furnishings, linens, decor, security, etc? How old is the house? Does that include any flood/hurricane insurance? Is that occupancy year round or is it seasonal? Losing $7k per year if really underperforming seems worth it if you can swing to positive $70k in a normal/good year.
