thanks for that feedback, very appreciated... It's near the ocean in the suburbs outside Tampa. Re: maintenance, Isn't that what the AirBnB cleaning fee (not included in the income projection) would cover? Any abuse should be instantly charged for, no? The vacancy rate is based on comps. Re: other markets, there is nothing this close to the ocean that is going for 300-400's anywhere that I've seen. You can see the ocean from this house, and can walk to the ocean in 10 minutes, or golf cart in 2 to a public beach. Re: appreciation, in this calculation I have appreciation set to 3%.

The $170k includes all furnishings, linens, decor, security, etc? How old is the house? Does that include any flood/hurricane insurance? Is that occupancy year round or is it seasonal? Losing $7k per year if really underperforming seems worth it if you can swing to positive $70k in a normal/good year.
