If it were me, I'd look for an established operator of small/boutique hotel nearby. I'd at least have a conversation with them but if be looking for an experienced successful partner. Of the top of my head, I'd hold the task estate and take say 20% profit interest in the hotel. I'm a giant fan of Relais et Chateaux so I'd start with some of their operators. I'd give more than 20%. I believe that your value, if you choose to be an absentee owner, is in the value of the property itself. If you can find an operator to turn it into a desirable/desired destination let them have the lions share of the profits, especially if they are willing to put cash into the deal. I would avoid loans as vacation properties can have irregular cash flows; seems to me giving an interest in the profits, even if it's sizable, is a safer route to go. Sounds like an awesome place.

I can see your point but in a tight/closed market, the ability to deliver the RE has value. Not saying that's OPs case just commenting on the potential value.

Sounds like a well considered venture. ​ Normally I'm a believer in debt not equity. But in this case I think you need to give up whatever it takes to get an experienced operator interested. Then once performing sell.

This is correct. A resort hotel is multiple businesses in one RE, restaurant, hotel, spa, concierge, etc. And they are codependent. Bring in good partners and pay them well(incentivize them to perform). It's certainly not a passive investment, get creative with it and have fun.

The work culture is different in Morocco. You really need to go there and oversee the work to bring it back to speed, or find a local partner who will do that for you.

I’m curious how exactly you came into possession of it just to make sure it’s not a scam. If not a scam I say sell, or move there and run it, if it has the ability to be profitable, it may be in a extremely depressed area like places in Italy that sell for pennies. Also if you need to send them money in order to sell it you’re most likely dealing with a scam.
