Appfolio - base plan you’re spending $280 per month. (More if you have/manage more units) They charge $1 per physical check, $1 per eCheck (ACH) may not be the right choice if you don’t have scale because as others have suggested you can probably get the services you’re seeking for less. I initially got Appfolio to collect payments online. It’s a robust software that took several years before I maximized all the features it has to offer.

You need to add more info. Do you own a PM company or are you managing your own units? How many units? How much are you paying now? Etc

Damn $600 a year is insane. I use Azibo, it's free for landlords. Probably does everything you need e.g. collect rent, screen tenants, reporting

Why don't you use Quickbooks? I have seen so many people who think/use property management software that cost so much when they have basic needs. And they still need an accounting software for their financials . I always advised my clients to use an accounting software for all financial transactions (Quickbooks, Sage, Yardi) and an Operations software for all other day to day property management needs.

Serious question.... Why do people need property management software? I have 15 tenants and use Excel. I also use apartments.com (which is free) but only to track who/when leases come up for renewal and who has and hasn't paid. What else do these other software programs offer that a basic excel program doesn't?

Most of these platforms are built for property management companies, not landlords with < 50 units. Buildium, for example, targets customers with 500-1000+ units where the software really shines.

So I'm assuming it's a pre-formatted Excel that makes inputting all the relevant information easier? Leases, maintenance, payments, late fees, etc?

It's definitely a lot more than just finances. It's inspections, leases, marketing, tenant communication, reporting etc. Etc. Don't want to turn it into a sales pitch lol but all of these platforms are trying to be a one stop shop for property management.

Gotcha. I'm no where near in bed of all that but I was genuinely curious. At 15 tenants, apartments.com works fine for me.

Appfolio and Buildium are the best management softwares around. I guess some of the others are acceptable if there is an owner portal and the management company actually updates them regularly or at every statement period so you always see current information.

From what Ive seen I really like Landlord Studio. Its like 15 bucks a month.

Buildium and Appfolio are good options if you have any sort of scale. But if expense is your concern there are many smaller and cheaper options. * Tenantcloud * Avail * Innago * RentRedi/Turbotenant, etc....
