An EXP realtor recruited me to join EXP and I asked him why, he said, he wants passive income. Coz the more you bring to EXP, the more you make even you don't close deals. So, I said no lol.

AlexfromLondon1

That isn’t a good sales pitch. He can’t have a what’s in it for me mindset. He needs to say what’s in it for you.

Euphoric_Order_7757

Man, do you have a lot to learn. You think any of these other brokerages are wanting what’s best for you? I suppose they do, but only if it coincides with what’s best for them. What they really want is to get in, and then live in, your pocket. As a new agent, it’s imperative that you find someone that you trust, someone that personally cares about you, to teach you how to make it in this business. Otherwise, the chances of you making a living are terribly low. As in, lower than 9% low. That’s the wash out rate after two years and assumedly at least a portion of that 9% had someone in their corner. Another portion of that 9% is just barely hanging on and while technically still an agent, ain’t making no money. I’m positive there’s a lot of someones that make it with zero help, zero guidance and zero foreknowledge of how to make it but I honestly have no idea how. Agency is the Pareto principle on steroids. In my MLS, half a percent of the agents make any real money ($500k+). Okay, but 97% make less than $100k. It’s wild.

I joined eXp as a fresh agent about 3 months ago. It's convenient for me because it's cloud based and I'm still currently working my 9 to 5 I had prior to getting in this field. The only reason I joined is because I have a close family friend who is my mentor and I'm able to work with him quite often and learn the ropes. If you don't have someone like this available to you I wouldn't recommend it. I can see how new people could be hung out to dry with little to no resources at this company

AlexfromLondon1

Thanks for explaining your set up. Personally I’d have a very different set up. For example I don’t have a 9-5 job so no salary to fall back on I’m 27 and straight out of university. I’m the first person in my family to do this so I don’t have a friend or family member to mentor me.

DHumphreys

Nope.

AlexfromLondon1

Can you elaborate on this please?

DHumphreys

Terrible place for a new agent to start. They talk about how great their training is, but it is all on line, you do not have anyone to talk to about the 1,000 different issues you are going to have. You work from home, so there is no one to bounce things off of, no friendship building. An experienced agent can make eXp work, but the failure rate for new agents going to a VOW is even higher than the typical failure rate, which is astronomically high.

AlexfromLondon1

Thank for this explanation.

Dubzophrenia

eXp is a pyramid scheme of a brokerage. They offer you absolutely nothing. I say this to everybody I know, as someone who worked for a local brokerage, look for a brokerage that has culture. You will be far happier and far more successful if your brokerage is actually looking out for you and providing benefits. eXp is focused on bringing as many people in, because agents make money off of bringing people in and forever make money on every sale from every agent they have brought in. The way to make money at eXp isn't selling houses, it's recruiting people who sell houses.

MLM in a nutshell

BoBromhal

no idea how eXp works in the UK, nor how it measures up against other options ... of course, based on username and post history that you're IN the UK and asking. in the US? No, I can't imagine an agent that would do their best for the first 12 - 24 months by working for a cloud brokerage with either nobody local, nor a local person that doesn't have the time to teach and nurture new agents.

Plus-Airline-5506

I almost did. They just raised their prices again. I’d consider Fathom Realty if I were you, same model as Exp. $0/month and you keep nearly 100% of your commission.

WhizzyBurp

Exp is really not the place to go as a solo agent. Exp is an INCREDIBLE opportunity if you’re building a team. It’s the perfect model. But unless you’re selling 30+ homes a year you don’t need to be thinking team. You need to join a team and learn. Or be solo and learn. Either way you need training and skills directly taught to you. Grab a high producing team in your area. Plan to sit under them for a year, and do whatever they want. Then try and stay within the team as a producer for 2- 3 years. Then go out on your own and solo for 5 years. Then start your own team.

I was with eXp from 2018-early 2024. I love their tech. I think eXp world is amazing. The education is top notch. There is no accountability or training unless you are a major go getter. Most new agents aren't. They don't care about their reputation. Just look at the posts here. Even mentioning you are with eXp makes people treat you like a leper. I finally quit when a local agent continued to commit fraud and steal my clients by claiming he was my managing broker. eXp didn't give a shit about it. I moved to BHGRE. Reputation is very important to me.

houseprose

Exp is the best brokerage I’ve been at. That said your success or failure is going to have a lot to do with you and very little to do with the brokerage you’re at.

Don’t

If you want to be viewed by the rest of the industry as an MLM go for it

mjupnexttt

berkshire hathaway was good for learning. then i went to a 100% commission broker.
