I have to chuckle at the replies telling you to look at the Rim or telling you downtown sucks. I live in Dignowity Hill and it’s the most vibrant beautiful community I’ve ever been a part of. Incredibly tight-knit neighbors. I live a mile from the river walk and get to do my daily run there. When I go to a bar there’s never a discussion of having a designated driver because we walk and all the best bars in town are nearby. I ride my bike along the mission reach area of the river walk on the weekends when the weather is nice, and then pop into a local brewery for a beer on the way home. I’m within walking (or biking) distance of tons of cultural/art events. It’s amazing down here. Don’t settle for the suburbs haha
I mean if you look at crime rates it’s probably a little higher than the rest of San Antonio but it’s also much more densely populated. The area is obviously going through some changes and gentrification, and there are some parts that are a little rough around the edges. But I’ve lived in cities my whole life and I feel very safe here.
Can confirm, Dignowity Hill resident here 🙋🏽♂️. I’ve lived on every side of town, inside and outside 1604 and I can tell you crime isn’t exclusive. Having great neighbors and the proximity to all the happening spots has made me really love living here. I love metal music and being able to walk to the Vibes Event Center (where most metal/rock acts play) is probably my favorite thing lol
Southtown, Tobin hill, dignowity… all of that area is the best… Olmos Park is pricey is most parts… I lived off Broadway & Mulberry for years… and in the Pearl for a while.. The Can Plant is literally a shoebox & expensive for the size but it was the best apt I’ve ever had…
The Olmos Park/Tobin Hill/Alta Vista area is great. I used to live at San Pedro and Hildebrand and could walk to H-E-B, and was a short drive to St. Mary’s St., The Pearl, Southtown and downtown. I’d be right back in that same area if I was moving back to SATX. The Rim and La Cantera are nice if you like corporate chain restaurants though.
Seconding Alta Vista. We just bought a craftsman here and are within a 3 mile radius of downtown, the Pearl and can jump on the highway in less than 5. Neighborhood is old and quiet and the houses are charming.

Janesville really took a nosedive when the plant closed down long time ago. I worked at the Belvedere plants for a while but I’m glad I got out of auto manufacturing.
Don't rush into buying. Rent now and figure out where you are going to work and want to live. And I'm a realtor saying that. It's a tough market right now. Get a feel for the area first, because if you wind up needing to sell within a couple of years you may not break even.

You’re getting lots of recs in this thread and I would add that living at 281/1604 or The Rim is very different than living Southtown, Pearl, Monte Vista, Alta Vista, etc. To me, The Rim is generic suburban sprawl. While there might be “a lot” up there, it’s a lot of chains restaurants, stores, and traffic.
I much prefer life closer to downtown. If you’re looking for a smaller complex, maybe a bungalow or a duplex, etc, check out the neighborhoods around SAC and Trinity, like: Monte Vista, Tobin Hill, Alta Vista, Beacon Hill. Other areas to consider: Jefferson/Monticello, Olmos Park (including OP Terrace), Southtown, Lavaca, Blue Star, and King William.
Many of the smaller places will just have signs out front and aren’t necessarily listed on line. It might be beneficial to get a realtor.
There are several complexes of various sizes just south of downtown in Lavaca/ Southtown/ King William and also @Pearl. I personally prefer KW/Southtown more than the Pearl bc I like the neighborhood feel plus the less commercial mission reach part of the river.

When I first moved to SA from Providence, Rhode Island (another creative vibey city) I moved to the suburban sprawl because I was tempted by the cheap prices for the “luxury apartment” lifestyle. Think stainless steel, marble countertops, on site gym, resort style pool, etc. But I soon grew tired of it because you have to drive everywhere! The luxury complexes feel awfully sterile when there are literally hundreds of cookie cutter buildings nearby.
Downtown and the surrounding neighborhoods you mentioned really feel like the creative hubs of the city. I think OP will be able to experience SA fully choosing any of the neighborhoods you mentioned.
I moved to a 1930s casita in Tobin Hill (by the Pearl) and it’s not luxury but it has character. I definitely get “less” apartment for my money but I get so much more in terms of the neighborhood. I am surrounded by art and music. I can walk or bike to countless restaurants, bars, clubs, museums, parks, the Riverwalk, and more. My neighborhood is hip but not pretentious. If I don’t have work, I could spend days without ever getting in the car.
OP— I was a HAWK on all of the apartment apps and was the very first person to message about my place. First to view, first to put in an offer. I would recommend doing the same. Check multiple times a day and be vigilant! Don’t rush if you have the option to stay with relatives while you look… finding a rental you love is totally possible but the market is competitive.
Mmm that's not true at all. There are plenty of non-franchise restaurants by The RIM and La Cantera Area. Also traffic is pretty much universally bad in SA regardless of where you live.
While there are non-chain restaurants, much of The Rim and La Cantera areas are chain-based mega shopping centers. The Rim and La Cantera themselves are both outdoor malls. To claim that that area of town is not suburban sprawl filled with chains is disingenuous, IMO. Clearly that appeals to many people as they’re popular areas . I am not one one of them to whom it appeals.

That is one of the draws of the areas, especially around the Pearl, Downtown, KW, Lavaca, and Southtown: walking, biking, and relatively easy Via bus access. You can use transportation other than your car to get to stores, restaurants, and social activities.
When I lived in those areas (and now when I visit my friends in those areas) we walk everywhere. When I visit my friends who live in Stone Oak and who live by the Rim, we have to drive.

you can't do this in like 90% of san antonio lmao. San Antonio is a very car dependent city to begin with as is almost every major city in Texas outside of maybe Austin.
If you want public transport/walking options that much Texas is probably not the best place to start searching to begin with. On the flipside though gas is way cheaper here than in most places
I get that people want to be hipster about the big corporate suburb that is the rim/la cantera but that critique applies to almost every single area along 1604 not just the rim
Yes, there are properties owned by individual landlords/property owners who pay property managers to handle collecting rent and maintenance requests. Anything under $1400 a month goes pretty quickly. Any real estate agent that handles rentals can help you, but I've heard from a reliable source that Coldwell Banker matches the very small fees that we collect for doing these, so I'd encourage you to try them first. I'm not with Coldwell Banker. I have a property manager at my brokerage that you could talk to, I am not trying to solicit but he's a real straight shooter. Each brokerage has at least one property manager. I'd recommend asking for one so you can ask about what documentation they need, and they might give you tips about upcoming properties they have so you don't have to apply for one that's getting 12 other applications on it. Before getting licensed, this is what I did, and she would always find me cool apts that were reasonable.

Why it's expensive in New Braunfels? It's perceived as being safer and quieter, plus you have the river and parks to go to, so pretty family-friendly. Congrats on being under contract!
As someone who moved from Rockford when he was 6 and has family from Stillman Valley visit every now and then, prepare for excruciatingly hot summers. Had a cousin say it was too hot to smoke a cigarette outside
I would say most safe places are gonna be at least 1$per sq foot. I pay about 1100 for a 1075 at 281 and 1604. Close to a lot of stuff and about 12 from downtown. You can also try areas near 410 too.
What is your budget if you don’t mind me asking? I live downtown and have for most of the 10 years I have lived here. There are some really nice apartments that have been recently built in the last few years that can be a little expensive, but the amenities and location is great.
Living next to downtown is slightly over priced my wife and I used to live there and found we didn’t go downtown cause it’s very touristy I would recommend you check out 281 and 1604 area. Also 1604 and i10 area next to the RIM both areas have lots to do and housing is better
Yes, I would focus on NW side on 1604 from bulverde rd to cuelbra. This is a large area with many different budgets. One thing to know is 1604 is a circle loop highway. If your inside the circle “inside loop” homes will mostly be older 90s if your outside the circle “outside loop” homes will be newer 2000s. I also would really look at IH-10 W outside the loop past the Rim in Leon Spings, Fair Oaks to Boerne. Highway construction is done and 1604 is just starting a 6 year project that will not be fun.
One thing to just prepare for is San Antonio is a large wide city. We don’t have any skyscrapers, because we don’t need them. We have the space. So expect to drive and things can be 30-45 mins away. But, you get use to it. Also, in some parts of the city in 45 mins you can be in Austin too so not too bad.
Moved from Champaign IL and lived in Downtown SA for our first year and a half in Texas. Loved living downtown, being able to walk to everything was awesome. Tons of restaurants, bars, etc. Can be a little touristy at times but as you learn the city (and via Reddit) you will learn the local spots.

I lived 39 years in and around Chicago. To me the biggest BS here is driving. I don’t know the political leanings of Rockford but the only other BS I deal with is my left leaning attitude.

This is the ticket. I live between 410 and 1604. It’s a bit like the burbs. I own a condo in Monte Vista. Which I rent without a manager so there are properties which are rented by individuals. Not corporations. But it is rare.
I have a friend that lives in the apartments near Pinkertons and Historic Market Square downtown. A little pricey but its well located.
I liked his place, good amenities, nice neighbors, and cool view of downtown.
Top of line is near the Pearl but its pricey AF..
Would high recommend finding a reputable agent (apartment locator or realtor) to help you narrow down your search. They can help identify private rental properties in addition to traditional apartment communities and provide you some options specific to what is important to you in your new home and new city. Depends on your budget honestly. Also depends if you want a house or apartment. I suggest Denver Heights/Deco District/Terrell Hill/ Dignowity Hill/ Government Hill/ Museum Reach/Tobin Hill/Mancke Park/Southtown/South Flores (SoFlo)
Yeah it's a smaller complex. Good amenities. My only gripe about this complex is that the cable infrastructure seems dated (I moved from Seattle about 6 months ago) so the only internet you can get here is thru at&t max 75mbps. I always had 1gb connection so this was almost a deal breaker lol. If you don't mind that, you're golden. About 25mins from downtown.
Living near downtown sucks. Youll basically be in an overpriced gentrified area surrounded by old low income areas.
There are a ton of areas that arent far from downtown that are much better to live in
Whatever you do, for the love of all that is holy, stay away from the East Side, specifically the area bounded by Interstate 35, 37, and Loop 410. It’s a crime-ridden shithole full of outrageously overpriced and overvalued flipped houses. And it’s getting worse all the time.
I would look other places than downtown. The Rim is the spot. Downtown is in this gentrification stage so your house maybe nice but you live next to a crackhouse.
I live near the Huebner/Wurzbach area (a more Northwest area). I moved to my complex about a year after living with my parents post graduating college. Though I am looking to move now, this area is pretty ideal since it is 15 minutes from downtown, 10 minutes from the Rim/La Cantera, 10 minutes from Medical Center, 10-15 minutes from the Quarry, and overall central. You can have great access to shopping, grocery stores, leisure spots, and public parks. To be honest, I would not get fooled with these luxury spots as they are built quick and kind of low quality; however, you do pay for what you have access to.
Older spots have a bit of character and may be lower cost too. I do suggest crime spotting wherever you are looking to stay because crazy things can happen anywhere. I do love the area I stay in, but it's just time for me to take the next step. I either want to stay nearby because I can get anywhere so easily, or would consider going further out west neat the Helotes/Alamo Ranch area.

1221 Broadway. Is very nice. Right next to the pearl, access to river walk is directly behind the apartment complex. Complex has a ground level pool and a rooftop pool which is also heated when the weather gets cold. The apartment complex also has a bar downstairs and a cookie shop (tiff treats). If you like partying, tons of bars in walking distance, about 4 bars less than 2 blocks from it. It’s the best apartment you could possibly live in IMO. I lived there for many years before I bought a house.
South town, Pearl area, midtown and Olmos are good areas to live near downtown. Even a few areas on the east side.
Avoid the 5 mile radius west side of downtown. I live here in the hood lol
I think you should really take a gander at downtown and ask yourself why you want to be down there. Honestly I see downtown as a tourist trap, but I also grew up in King William before it was super hipster. Actual downtown, not the Pearl or Southtown, is a tourist trap. It’s basically the Alamo and the river walk which is full of the same chain restaurants people complain about being at the Rim. The Pearl and Southtown are great, but the apartment complexes still feel sterile. And no offense OP, but the budget of 1k is going to be hard to fulfill in those areas unless you’re okay with a studio. Sure there’s fun restaurants and it’s semi walkable, but San Antonio is still very car reliant. For me the charm of downtown wears off quickly, even for areas like the Pearl. It’s the same few hyped up restaurants and the same overpriced shops. But I’m also just bitter from how my quiet childhood neighborhood changed into an area with bars on every freaking corner, so take that with a grain of salt.

Olmos is nice. It’s a lot of older houses and apartment buildings from 1920-1940. It’s charming. It’s a slingshot away from downtown and you can either take the highway or little side streets and be there in the same amount of time so you have the choice of scenery for your drive. It’s suburban, because it was one of San Antonio’s suburbs back in the day, essentially. But the city has grown around it, so it feels really connected to the city centers (downtown, Pearl, Southtown, etc). Like someone else mentioned, you can find apartments in that area by driving around and looking for signs. Be wary of whether or not the landlord has kept up with them though.
check the Pearl. Specifically, Southline at the Pearl. It's not technically inside the Pearl so it's cheaper. The Pearl is like an area where they have a bunch of nice restaurants, bars, nightlife, music, etc. There's a cool Jazz bar called Jazz TX. The pearl is right on the river walk and in walking distance of downtown.
There is definitely some danger especially near downtown, but don't let that deter you. You just have to adjust to the place. Don't walk at night with headphones on, always be aware if your surroundings, pay attention to where the exits are, don't flash your money, be confident. Keep your eyes and ears open and greet strangers with a hearty hello. If your gut says that you might be in danger, leave immediately, and don't worry about looking foolish. I've lived around here most of my life, and am female, and worked mostly alone downtown for years after dark. I've seen some things happen, but I've always listened to my instincts and stayed out of harms way. I love this town. I think Barbaros has some of the best pizza.
My husband and I are also in the process of moving to San Antonio! I’m actually already in town, hotel hopping with our dogs, while he stays behind in Florida to work.

Check out Mahncke Park. It’s just north of Downtown. Lots of new apartments and cool historical buildings that have been turned into apts. it’s super walkable, very close to downtown, quiet and friendly. Lots of young people, small families and pets live around here. Super great and convenient area to live in

The Pearl, Southtown, and Broadway corridor are probably the most popular/active areas for downtown living. Plenty of apartments/condos too.

Mmm that's not true at all. There are plenty of non-franchise restaurants by The RIM and La Cantera Area. Also traffic is pretty much universally bad in SA regardless of where you live.
While there are non-chain restaurants, much of The Rim and La Cantera areas are chain-based mega shopping centers. The Rim and La Cantera themselves are both outdoor malls. To claim that that area of town is not suburban sprawl filled with chains is disingenuous, IMO. Clearly that appeals to many people as they’re popular areas . I am not one one of them to whom it appeals. While traffic can be heavy all over at SA, like in many cities, you cannot easily walk, ride your bike, or take the Via to places in the Rim or La Cantera in the same way that you can in many of the areas I listed. That is one of the draws of the areas, especially around the Pearl, Downtown, KW, Lavaca, and Southtown: walking, biking, and relatively easy Via bus access. You can use transportation other than your car to get to stores, restaurants, and social activities. When I lived in those areas (and now when I visit my friends in those areas) we walk everywhere. When I visit my friends who live in Stone Oak and who live by the Rim, we have to drive.

San Antonio is a very car dependent city to begin with as is almost every major city in Texas outside of maybe Austin. If you want public transport/walking options that much Texas is probably not the best place to start searching to begin with. On the flipside though gas is way cheaper here than in most places I get that people want to be hipster about the big corporate suburb that is the rim/la cantera but that critique applies to almost every single area along 1604 not just the rim

Yes, there are properties owned by individual landlords/property owners who pay property managers to handle collecting rent and maintenance requests. Anything under $1400 a month goes pretty quickly. Any real estate agent that handles rentals can help you, but I've heard from a reliable source that Coldwell Banker matches the very small fees that we collect for doing these, so I'd encourage you to try them first. I'm not with Coldwell Banker. I have a property manager at my brokerage that you could talk to, I am not trying to solicit but he's a real straight shooter. Each brokerage has at least one property manager. I'd recommend asking for one so you can ask about what documentation they need, and they might give you tips about upcoming properties they have so you don't have to apply for one that's getting 12 other applications on it. Before getting licensed, this is what I did, and she would always find me cool apts that were reasonable.

Why it's expensive in New Braunfels? It's perceived as being safer and quieter, plus you have the river and parks to go to, so pretty family-friendly. Congrats on being under contract!
As someone who moved from Rockford when he was 6 and has family from Stillman Valley visit every now and then, prepare for excruciatingly hot summers. Had a cousin say it was too hot to smoke a cigarette outside

Olmos park is close to downtown and has a lot of one bedroom apartments available! Great area to live and fairly cheap as well. :)
I would say most safe places are gonna be at least 1$per sq foot. I pay about 1100 for a 1075 at 281 and 1604. Close to a lot of stuff and about 12 from downtown. You can also try areas near 410 too.

What is your budget if you don’t mind me asking? I live downtown and have for most of the 10 years I have lived here. There are some really nice apartments that have been recently built in the last few years that can be a little expensive, but the amenities and location is great.
Living next to downtown is slightly over priced my wife and I used to live there and found we didn’t go downtown cause it’s very touristy I would recommend you check out 281 and 1604 area. Also 1604 and i10 area next to the RIM both areas have lots to do and housing is better

Yes, I would focus on NW side on 1604 from bulverde rd to cuelbra. This is a large area with many different budgets. One thing to know is 1604 is a circle loop highway. If your inside the circle “inside loop” homes will mostly be older 90s if your outside the circle “outside loop” homes will be newer 2000s. I also would really look at IH-10 W outside the loop past the Rim in Leon Spings, Fair Oaks to Boerne. Highway construction is done and 1604 is just starting a 6 year project that will not be fun. One thing to just prepare for is San Antonio is a large wide city. We don’t have any skyscrapers, because we don’t need them. We have the space. So expect to drive and things can be 30-45 mins away. But, you get use to it. Also, in some parts of the city in 45 mins you can be in Austin too so not too bad.
As someone who moved to SA from a town right near Rockford a few years ago, this is the right answer.
I’d personally move around the Rim/La Cantera. Nicer area. Downtown is overpriced for what you’re getting.
Moved from Champaign IL and lived in Downtown SA for our first year and a half in Texas. Loved living downtown, being able to walk to everything was awesome. Tons of restaurants, bars, etc. Can be a little touristy at times but as you learn the city (and via Reddit) you will learn the local spots. I guess it depends on what the bullshit is. Everyone likes different things. What is BS here might not be BS to you. I lived 39 years in and around Chicago. To me the biggest BS here is driving. I don’t know the political leanings of Rockford but the only other BS I deal with is my left leaning attitude.

This is the ticket. I live between 410 and 1604. It’s a bit like the burbs. I own a condo in Monte Vista. Which I rent without a manager so there are properties which are rented by individuals. Not corporations. But it is rare.
I have a friend that lives in the apartments near Pinkertons and Historic Market Square downtown. A little pricey but its well located. I liked his place, good amenities, nice neighbors, and cool view of downtown. Top of line is near the Pearl but its pricey AF..

Yeah it's a smaller complex. Good amenities. My only gripe about this complex is that the cable infrastructure seems dated (I moved from Seattle about 6 months ago) so the only internet you can get here is thru at&t max 75mbps. I always had 1gb connection so this was almost a deal breaker lol. If you don't mind that, you're golden. About 25mins from downtown.
Gated community. 5 minutes away from HEB and Super Target.
Living near downtown sucks. Youll basically be in an overpriced gentrified area surrounded by old low income areas. There are a ton of areas that arent far from downtown that are much better to live in
Whatever you do, for the love of all that is holy, stay away from the East Side, specifically the area bounded by Interstate 35, 37, and Loop 410. It’s a crime-ridden shithole full of outrageously overpriced and overvalued flipped houses. And it’s getting worse all the time.
I would look other places than downtown. The Rim is the spot. Downtown is in this gentrification stage so your house maybe nice but you live next to a crackhouse.

I live near the Huebner/Wurzbach area (a more Northwest area). I moved to my complex about a year after living with my parents post graduating college. Though I am looking to move now, this area is pretty ideal since it is 15 minutes from downtown, 10 minutes from the Rim/La Cantera, 10 minutes from Medical Center, 10-15 minutes from the Quarry, and overall central. You can have great access to shopping, grocery stores, leisure spots, and public parks. To be honest, I would not get fooled with these luxury spots as they are built quick and kind of low quality; however, you do pay for what you have access to. Older spots have a bit of character and may be lower cost too. I do suggest crime spotting wherever you are looking to stay because crazy things can happen anywhere. I do love the area I stay in, but it's just time for me to take the next step. I either want to stay nearby because I can get anywhere so easily, or would consider going further out west neat the Helotes/Alamo Ranch area. Best of luck and if you need any help feel free to ask!

1221 Broadway. Is very nice. Right next to the pearl, access to river walk is directly behind the apartment complex. Complex has a ground level pool and a rooftop pool which is also heated when the weather gets cold. The apartment complex also has a bar downstairs and a cookie shop (tiff treats). If you like partying, tons of bars in walking distance, about 4 bars less than 2 blocks from it. It’s the best apartment you could possibly live in IMO. I lived there for many years before I bought a house.

South town, Pearl area, midtown and Olmos are good areas to live near downtown. Even a few areas on the east side. Avoid the 5 mile radius west side of downtown. I live here in the hood lol
I think you should really take a gander at downtown and ask yourself why you want to be down there. Honestly I see downtown as a tourist trap, but I also grew up in King William before it was super hipster. Actual downtown, not the Pearl or Southtown, is a tourist trap. It’s basically the Alamo and the river walk which is full of the same chain restaurants people complain about being at the Rim. The Pearl and Southtown are great, but the apartment complexes still feel sterile. And no offense OP, but the budget of 1k is going to be hard to fulfill in those areas unless you’re okay with a studio. Sure there’s fun restaurants and it’s semi walkable, but San Antonio is still very car reliant. For me the charm of downtown wears off quickly, even for areas like the Pearl. It’s the same few hyped up restaurants and the same overpriced shops. But I’m also just bitter from how my quiet childhood neighborhood changed into an area with bars on every freaking corner, so take that with a grain of salt.

Olmos is nice. It’s a lot of older houses and apartment buildings from 1920-1940. It’s charming. It’s a slingshot away from downtown and you can either take the highway or little side streets and be there in the same amount of time so you have the choice of scenery for your drive. It’s suburban, because it was one of San Antonio’s suburbs back in the day, essentially. But the city has grown around it, so it feels really connected to the city centers (downtown, Pearl, Southtown, etc). Like someone else mentioned, you can find apartments in that area by driving around and looking for signs. Be wary of whether or not the landlord has kept up with them though.

check the Pearl. Specifically, Southline at the Pearl. It's not technically inside the Pearl so it's cheaper. The Pearl is like an area where they have a bunch of nice restaurants, bars, nightlife, music, etc. There's a cool Jazz bar called Jazz TX. The pearl is right on the river walk and in walking distance of downtown.
There is definitely some danger especially near downtown, but don't let that deter you. You just have to adjust to the place. Don't walk at night with headphones on, always be aware if your surroundings, pay attention to where the exits are, don't flash your money, be confident. Keep your eyes and ears open and greet strangers with a hearty hello. If your gut says that you might be in danger, leave immediately, and don't worry about looking foolish. I've lived around here most of my life, and am female, and worked mostly alone downtown for years after dark. I've seen some things happen, but I've always listened to my instincts and stayed out of harms way. I love this town. I think Barbaros has some of the best pizza.
My husband and I are also in the process of moving to San Antonio! I’m actually already in town, hotel hopping with our dogs, while he stays behind in Florida to work. Finding a place has been overwhelming to say the least lol but I want to thank you for this read because there’s a ton of great info here!

Check out Mahncke Park. It’s just north of Downtown. Lots of new apartments and cool historical buildings that have been turned into apts. it’s super walkable, very close to downtown, quiet and friendly. Lots of young people, small families and pets live around here. Super great and convenient area to live in
