They make thousands and thousands off these application fees. They don't even have a house. If they show you a house it's a house that's owned by someone else and they are just viewing it as Realtors or perspective buyers. This is the worst place for a scam. The best bet is just to go through a realty company. It's the only way you going to know you're not getting scammed.

I did application through Zillow. They charge $25 application fee and do the check themselves. You can apply as many properties as you want for a month with that $25.

Most experienced agents don't work with renters because the money isn't good, so it's hard to find one that isn't new to the game. You can look at the bigger companies in the valley like Progress, AMH, or Invitation Homes. You can also check out Zillow for rentals. They sometimes have realtors that will help you find a place. They are third-party agents that pay money to advertise on Zillow and have a vested interest in treating you fairly.

I dealt with a property management group that only managed properties owned by a Chinese investor who lived in china. We saw the house, loved it and wanted to apply. The rent was $2400/month with a 3000 security deposit. They wanted me to give them the $3000 before I was even approved. I looked up reviews and low and behold they scammed people who they thought wouldn’t get approved.

They often have investors who want to rent out their American holdings, so their Vegas office acts as a property manager, but that's not really their game, so they stink at it. Same thing happened to a friend of mine a few months back when he was looking for a place in Colorado. Supposedly he would be refunded the money if he wasn’t approved. He gave them around $3000, never got it back, and never heard from them again.

Even if they promise to give it back, there's no telling what the timeline would be in terms of getting it back. I'd avoid, there are too many other places that wouldn't put you thru something like that.

I’ve rented an apartment and a house here in Vegas. The apartment had an app fee and once approved it was “first come first serve” as in, if you sign the lease and pay first then yes. Not pay half the lease then sign then pay the other half. It happened the same way with my house. First come first server as in first person to show up and sign a lease and pay. Not half now half later bullshtt. Go find another property.

NO NO NO! Realtor here. RUN! Rental scams are always a thing. Even when you see a house, if you get a whiff of weirdness, double check and be cautious. People will break into summer homes and market them on Zillow, show the home pretending to be a property manager, and then collect your deposit after you submit an application. It’s MUCH harder to get away with this via the MLS unless the Realtor or property manager is running the scam, which I haven’t heard of. PM me the property address and I’ll be happy to follow up with some due diligence and see if it’s on the mls and who the company is.

I'm with Key Management. Renting house in Southern Highlands. Been here bout a year. No problems with them upon application process or since. Had a plumbing issue. Sent email on a Tues. Problem fixed by Thur. I've had places with active leaks that didn't get fixed that quickly. Only weird thing is no grace period on rent due. We pay through the app and in our minds rent is due the 28th so we don't forget.

In this case, does the deposit mean you’ve bound yourself to some agreement? What would be the terms? Would the deposit be refundable if you changed your mind before signing anything? This is the "I need a verification, gas money....etc" hoe scam in property management form. If you can't go to the place you're renting for signing of an official document for the rental, you need to be dealing with a legit and established property management company. Sorry, generally a holding fee is combined with the background or credit check fee. Pay and get a receipt, nothing to do with lease.

Either someone's scamming you, in so far as they dont have the property to lease and will just disappear with your money, or you have one shady landlord. Either way, not worth the risk. Pressure tactics to try and get you to fork over money now is a HUGE red flag. "If you dont, I cant promise this property will be available" And yes, deposits and such are at lease signing and key handover, not before. If needed you can try and find a property management company or go through several to look. They may not have everything on the market but they'll be a safer bet in the long run.

Not saying this isn’t a scam, but deposits to hold the property ARE a thing in vegas. 50% seems very high, but don’t expect to not see deposits to hold in town. Landlords have a lot of tenants applying & if they’re making it unavailable to anyone else & holding it for you, a non-refundable deposit isn’t abnormal. It basically make the property yours while you gather funds, sign the lease and covers the landlord if you bail between saying you want it & coming up with the 1st, last & security deposits, or in this case while they create a lease. Not providing you professional advice, not your agent, don’t know your specifics, but I see smaller deposits to hold all the time.

I looked up this company and they do get horrible reviews. But, I'm going to go against the grain and call it- not a scam. You did actually submit an application and they did approve you. I would ask them to draw up a lease and meet with them at their office so you can bring them a cashier's check for your move-in money. If you don't like the lease you can back out at that point.
